STAPLES CENTER UPDATE

SUPERSTAR PROGRAM

A recent meeting of the Staples Center featured Ted Tanner, AlA, Senior Vice President Real Estate, of the L.A. Arena Company, and his very capable team.

Discussions centered around how the fast track construction schedule was accomplished, how the creative parking and access plan is working, and what is envisioned for the master plan for the surrounding properties.

Kevin Murphy and Pat Gibson added to the discussion with some refreshing details.

Committee Chairs attending the program include Bob Mosier, Tom Freiberg and Hatharine Schneider.


TED TANNER

Mr. Tanner focused on the acquisition master plan and the development strategy for the 33 acre site.
   There is a proposed entertainment center with shops, nightclubs, theatres and restaurants surrounding the area.
    Mr. Patrick Gibson, who has developed traffic and parking plans for the Rose Bowl, Arrowhead Pond and other venues, is a transportation and engineering expert. He discussed the plans and high tech solutions for the center.
   Kevin Murphy, Senior Vice President, has overall day to day responsibility for the development design and construction activities for the project. He has an impressive reord as a developer, conntractor and manager of large capital projects.
   The $400 million Staples Center was completed in a record 18 months.

Gerald Porter, Principal in CRESA Partners, Inc. spoke on the proliferation of high tech companies in Los Angeles. He is the leading broker with the use of technology and deals with his clients in an almost paperless society. It’s here to stay, so he encouraged everyone to be willing to accept the change.
   He spoke of the latest innovations including a "phone box" which uses the Internet to make phone calls. So if you had a "phone box" in New York and one in Los Angeles, you would not have to pay long distance charges.
   Mr. Porter also stressed advantages landlords can have in the commercial area by preparing for this new technological age. By either building or adding into their facilities such advances as

   High speed lines with connections to instant information give the user obvious advantages. Offices that offer these high technological capabilities will be more attractive.
   The desire for advanced technology is huge and those owners willing to take these steps will benefit greatly.
   Additional remarks centered on the power of the Internet and its impact on the real estate market. Brokers can obtain comps on-line, research government codes and other property information, all available without leaving the office.
